What is Private Lending?

Private money lending (asset-based loan financing) serves as an alternative to traditional loans issued by big banks or credit unions. Generally, these loans are borrowed from a private investor to finance real estate deals that either won’t qualify for a traditional loan or require the hard money more quickly than the usual 30 days a conventional mortgage loan requires. Interest rates tend to be higher because of the higher risk and shorter term of the loans.

When Is Private Money Lending Necessary?

  • When financing falls through and you are at risk of losing your earnest money

  • When a cash closing is more likely to secure closing a deal

  • When you have the income, however, big banks or credit unions are not confident in the income, e.g., cryptocurrency.
